The San Diego Metropolitan Transit System plans to develop part of a parking lot at the Rancho Bernardo Transit Station as affordable housing.

The agency’s board voted on Thursday to lease the site to Affirmed Housing, an established local developer, to build a 100-unit apartment building that could open in 2025.

The development is part of a larger effort by MTS to redevelop its park-and-ride locations throughout the county into transit-oriented housing projects.

Rancho Bernardo Transit Village would offer one-, two- and three-bedroom apartments that could be rented to families earning between 30% and 60% of the local median income. The building would include 14,500 square feet of retail space.

The site is located on the west side of Interstate 15 at the entrance to the bus transit station.

MTS has 376 affordable units under construction and 590 in various stages of planning, permitting and financing.
